Repair or Replace? The Decision, Minus the Sales Pitch
Half the roofing industry's bad reputation comes from answering this question with whatever pays the contractor more. The actual answer comes from four factors — age, extent, layers, and what the next decade of Rockwall weather will do to what's left.
When a Repair Is the Right Call
- Localized damage — a wind-lifted section, a failed pipe boot, flashing pulling away from a chimney. If the problem has an address on your roof, repair it.
- A young roof — under ~12 years in North Texas conditions with an isolated issue. Matching shingles well is a craft; good contractors carry it.
- A leak with a findable source — most leaks are penetrations (vents, boots, valleys, flashing), not field shingles. Typical Rockwall repair range: $350–$1,500.
When Replacement Stops Being Optional
- Age 17+ in this climate. The "30-year" label assumes weather Rockwall doesn't have. Heat cycling plus hail seasons make 15–20 the practical range for standard shingles here.
- Widespread granule loss or brittleness. When shingles crack underfoot or gutters run full of granules, the field is done — repairs just chase failures around the roof.
- Storm damage across multiple slopes. If hail bruised the whole roof, insurers total it — that's a claim and a replacement, not a patch. Claims process here.
- Repeat leaks after repairs. Paying for the same fix twice is the roof telling you something.
The 50% Rule (and a Lake-Country Asterisk)
The industry rule of thumb: when repair costs approach half of replacement cost, replace — you're spending real money on borrowed time. The Rockwall asterisk: on exposed and lakefront lots, wind-driven rain punishes marginal roofs harder, so the tipping point comes sooner than the spreadsheet suggests. And if replacement is on the table anyway, price the Class 4 upgrade while the decking's already bare.
What a Trustworthy Answer Looks Like
In writing. With photos. With both numbers when it's genuinely borderline — a repair price and a replacement price, so you decide with real figures. That's what our network contractors deliver on every free inspection, and contractors who oversell replacements don't stay in the network.
